Hey there, home-selling superstars! So, you’ve heard about iBuyer programs—those flashy, tech-savvy companies that promise to buy your home in a snap, no fuss, no muss. Sounds dreamy, right? Well, before you click that “Sell Now” button, let’s pump the brakes and talk about the not-so-glamorous side of iBuyers.

As your trusty real estate agent (and someone who’s seen the good, the bad, and the ugly of home selling), I’m here to spill the tea on why iBuyer programs might not be the fairy tale they seem. Let’s dive in!


What’s an iBuyer Program?


iBuyers are companies that use algorithms to make quick cash offers on homes. They promise a fast, hassle-free sale—no staging, no open houses, no waiting around. But (and this is a big but), there’s a catch. Or several.


The Cons of Using an iBuyer Program


1. Lower Offers (Cha-Ching… or Not)


iBuyers might promise convenience, but that convenience comes at a cost—literally.


  • Below Market Value: iBuyers often lowball their offers to account for repairs, fees, and their own profit margins. When I say low-ball I mean it too with offers on average of 13% below market value and some times much more!

  • Less Room to Negotiate: Unlike traditional buyers, iBuyers aren’t emotionally invested in your home. They don’t have to move, they haven’t fallen in love with your home. They’re all business, baby.


2. Hidden Fees Galore


That “no hassle” sale might come with a side of sneaky fees.


  • Service Fees: iBuyers typically charge a 5-10% service fee, which can eat into your profits.

  • Repair Costs: They’ll deduct for repairs, even if your home is in great condition. That scratch on the door? Yeah, they’ll notice.


3. Limited Flexibility


iBuyers are all about speed, but what if you’re not ready to move at lightning pace?


  • Tight Timelines: They often want to close in as little as 10-14 days. If you’re not ready, tough luck.

  • No Contingencies: Forget about waiting for your new home to close or coordinating move-out dates. iBuyers don’t play that game.


4. Lack of Personal Touch


Selling your home is a big deal, and iBuyers treat it like a transaction—not a life-changing event.


  • No Human Connection: You’ll be dealing with algorithms and customer service reps, not a real estate pro who knows your story.

  • Cookie-Cutter Process: iBuyers don’t care about your home’s unique charm or your emotional attachment. It’s just another property to flip.


5. Limited Market Reach

iBuyers aren’t available everywhere, and even if they are, they might not be interested in your home.

  • Selective Buyers: They typically target newer, mid-range homes in popular areas. If your home is older, unique, or in a less trendy neighborhood, they might pass.

  • No Bidding Wars: With a traditional sale, you could get multiple offers and drive up the price. iBuyers? One offer, take it or leave it.
